SCRUB E DUB WINDOWS – MASTER SERVICE AGREEMENT (RESIDENTIAL & COMMERCIAL)
1. Service Agreement
This Master Service Agreement ("Agreement") is entered into between Scrub E Dub Property Solutions LLC ("Company") and the ("Client"). Approval of any estimate, quote, or scheduled service constitutes acceptance of all terms outlined below. This Agreement applies to both residential and commercial services unless otherwise specified in writing.
2. Scope of Work

Services are limited strictly to the scope defined in the approved estimate or work order

Any additional services requested on-site or after approval require separate authorization and pricing
-
The Company is not obligated to perform work outside the agreed scope
3. Pricing & Minimums
-
Minimum service charge: $170 (non-negotiable)
-
Pricing is based on time, labor, access, risk, and complexity
-
Commercial projects may be quoted as fixed bid, hourly, or phased contracts depending on scale
-
Any conditions differing from initial descriptions may result in price adjustments
4. Payment Terms
Residential:

Payment due upon completion unless otherwise agreed
Commercial:

Payment terms may be Net 7, Net 15, or Net 30 as stated on invoice

Deposits may be required for large or multi-day projects
-
Late payments may be subject to service interruption and/or late fees
5. Scheduling & Access

Client must provide safe and unobstructed access to all agreed service areas

The Company is not responsible for delays caused by restricted access
-
Inaccessible areas may be skipped and still subject to partial billing
-
Arrival windows are approximate and may vary based on prior job conditions
6. Cancellations & Rescheduling
-
Minimum 24-hour notice required for cancellations or rescheduling
-
Late cancellations may incur a fee
-
Commercial clients canceling large scheduled blocks may be subject to lost time charges
7. Safety & Work Conditions
-
The Company reserves full discretion to refuse, limit, or stop work if conditions are unsafe

This includes but is not limited to:

Unsafe ladder conditions
-
Severe weather
-
Structural concerns
-
Obstructions or hazards
-
8. Liability & Pre-Existing Conditions
-
The Company is not responsible for pre-existing damage including:

Scratched or defective glass
-
Failed seals or fogging
-
Oxidized frames
-
Loose or brittle components
-

Any claims must be reported within 24 hours of service completion
9. Weather Policy
-
Exterior services may be rescheduled due to unsafe weather
-
Light rain does not necessarily delay service unless safety or results are impacted
-
Commercial scheduling may be adjusted to maintain project timelines
10. Furniture, Fixtures & Site Preparation
-
Client is responsible for moving or securing furniture, valuables, and sensitive items
-
The Company is not liable for damage to items not properly cleared or secured
11. Additional Charges & Complexity Adjustments
Additional charges may apply for:

First-time or heavily neglected cleanings
-
Hard water, mineral deposits, or restoration work
-
High-access or ladder-intensive work
-
Jobs lacking clear instructions or involving unknown conditions
-
Tight, obstructed, or hazardous workspaces
12. Commercial Project Conditions (Applies When Relevant)

Large-scale or multi-day jobs may include phased scheduling
-
Site coordination with property managers or contractors is the Client’s responsibility
-
Delays caused by other trades, site readiness, or access limitations may result in additional charges
-
Change orders must be approved before additional work is performed
13. Satisfaction Guarantee

The Company stands behind its work

Any service issues must be reported within 24 hours for resolution
-
Re-service will be scheduled at the Company’s discretion
14. Service Refusal & Right to Decline
-
The Company reserves the right to decline or discontinue service at any time due to safety, scope changes, or misrepresentation of job conditions
15. Agreement Confirmation
By approving any estimate, quote, or scheduled service, the Client acknowledges and agrees to all terms within this Agreement.
